In response to the evolving nature of work, Regent 45 delivers adaptable office spaces that can be leased either as a whole or by individual floors..
With hybrid work models becoming the norm, the building is tailored for professionals who value functional, inspiring spaces — ideal for collaboration two to three days a week, while supporting focus and efficiency every day.
Prime Office Location in the Heart of Brussels
Situated along the prestigious Boulevard du Régent, Regent 45 is undergoing a visionary transformation. Originally built in the 1980s, this landmark is being reimagined as a state-of-the-art, energy-efficient workspace designed for the forward-thinking businesses shaping tomorrow’s economy.
Its central position within Brussels’ Central Business District ensures unparalleled connectivity, visibility, and access — placing your company exactly where it belongs: at the center of opportunity.
The renovation of Regent 45 led by Fast Forward Architects, introduces a refined, contemporary architectural expression that elevates the building’s identity while respecting the character of Boulevard du Régent. The renewed façade showcases elegant window proportions, premium materials, and carefully considered detailing, resulting in a clean, harmonious aesthetic that complements its surroundings.
This transformation is further reinforced by the coordinated redevelopment of the adjacent buildings, Regent 43 and Regent 47. Together, the three projects create a unified architectural dialogue, strengthening the sense of cohesion along the boulevard and contributing to a more visually compelling and consistent streetscape. The result is a timeless architectural presence—one that enhances both the urban fabric and the daily experience of those who pass by.
Beyond its architectural transformation, Regent 45 is placing a strong emphasis on
cultivating green, biodiverse environments.
Both the front and rear gardens are being thoughtfully revitalized, creating welcoming outdoor areas where employees can
take breaks, reconnect with nature, and recharge throughout the day. These landscaped spaces will feature a mix of planting,
seasonal interest, and comfortable seating, encouraging moments of calm as well as informal collaboration.
Aligned with a holistic approach to health and sustainability, Regent 45 is targeting BREEAM Outstanding and WELL Gold
certifications. These ambitions reflect a commitment not only to environmental performance but also to creating a workplace that
actively supports physical comfort, mental well-being, and a sense of community. The result is an elevated work environment where
people can thrive—inside and out.
With sustainability at the heart of the re-
development, Regent 45 is designed to acti-
vely support modern, low-carbon mobility.
The project integrates 58 dedicated bicycle parking spaces—
conveniently located and thoughtfully arranged—to make
cycling a practical, everyday choice. Complementing these
facilities, new on-site showers and changing areas provide added
comfort for active commuters.
In parallel, the number of car parking spaces has been carefully
optimized to reflect contemporary urban mobility priorities.
This balanced approach aligns with Brussels’ broader commitment
to greener, healthier transport options, ensuring that Regent 45
contributes meaningfully to a more accessible, forward-thinking city.
